Project Scope:

Design and document a 295 sf sun and dining room addition to the front façade of an existing single family residence. A vaulted ceiling, skylights, large windows, enlarged interior wall opening, and shake siding are desired.

Zoning & Code Analysis:

To ensure the project is in compliance with local and state laws and regulations, site plat drawings, area maps, topographic data, and field measurements are assembled into site and area diagrams, and compared against building code and zoning ordinance documentation.

For this project, setback from the right of way, and the proportion of finished area to yard area are the primary zoning considerations


 

Design Iterations:

Several exterior design options are explored over the course of the first three design phases:

  • The original scope of the project includes a post & beam covered front porch and new dining room. The open-air front porch is changed to a vaulted sun room with skylights to maximize interior conditioned space in subsequent iterations.

  • Five versions of the front façade are considered to identify the zones that look best clad in wood shake siding.

  • The final version omits horizontal wood trim pieces near the front façade rim joists, and clads the entire dining room in shake siding.

Construction Documents:

A forty-three page construction document set establishes the existing structure, describes the addition, and details the integration of the two structures so that they work as one. Structural, thermal, electrical, and finish considerations are each addressed to provide a comprehensive solution.

Design Visualization:

The same 3D model that is used to produce dimensional documentation for the project through Sketchup Layout, is also dropped into a real-time virtual-reality environment for quick first-person design-assessment and rendering. These efficiencies work with Autodesk Revit projects as well.
